What is the purpose of the GHHOA?

The GHHOA is a not for profit corporation that is operated without the purpose of financial gain for its Members. All board and committee members positions are unpaid volunteer positions.


Any profits shall be used in promoting its Objects as set out as follows:
The Objects of the Corporation are:
a.) To provide facilities, recreation, social and other like services to Members;
b.) To promote better acquaintance, understanding and co-operation among Members;
c.) To provide a forum for the discussion and distribution of information on matters of interest to Members;
d.) To solicit, receive, and hold contributions for the Objects of the Corporation;
e.) To invest or reinvest any principle and/or interest accrued in such manner as may from time to time be determined commercially appropriate by the Directors;

f.) To expend, disperse, and distribute such money in the furtherance of the Objects of GHHOA;
g.) To encourage and promote:
(i) Developer Commitment compliance;
(ii) Protective Covenant compliance;
(iii) Building code compliance; and,
(iv) Quiet enjoyment by GHHO Titleholders;
h.) Any and all other Objects as deemed appropriate from time to time by the Membership and/or the Board of Directors; and,
i.) To do all such other things as are incidental or conducive to the attainment of the above.

What are the GHHOA membership fees used for?

The GHHOA membership fees are used to run the association and for any amenities to be available to all lot owners. For example, the bench and table that were added to the breakwater by the boat launch were purchased by the association for the use by all lot owners.

Water

Does the development have a water co-op?

The development has a water distribution system which is operated by Granite Hills Golf Club. The water is minimally treated (chlorinated) and there is a boil water advisory in place.

What is the fee for the water?

The fee is billed annually and is for the previous year. Billing for new lot owners is pro-rated based on the date of being connected. The current annual fee is $340.00 plus GST of $17.00

How do I get my property connected to the water distribution system?

Lot owners shall request hook-up to the system in co-ordination with Gilles by phoning (204) 981-6577.

The water is not working. Who do I contact?

Marina

I have a boat and would like to rent a boat slip. What is the process?

Granite Hills Marina and boat launch is owned and operated by 4553994 Manitoba Ltd. (The Developer). The Developer has policies regarding the rental and assignment of boat slips and access to the boat launch. The Granite Hills Home Ownership Association (GHHOA) submits a list of Granite Hills Estates lot owners and others who request a boat slip to the Developer. Priority is given to Granite Hills Estates lot owners who are members in good standing with the GHHOA. The process begins in the spring.
Persons who request a slip must agree to abide by the policies and must fill out an application and submit with appropriate payment to the Developer. The slips are assigned by the developer, and the individuals pick up the current year’s decal and if necessary, the key FOB for the gate, from the Tournament Room at Granite Hills Golf Club at an arranged date and time. Renters who will not be renting the following year are required to return the key FOB at the end of the season.

What do I do with the decal?

The current year’s decal is to be affixed to the lower right corner (starboard) of the boat’s windshield.

Someone is parked in my boat slip. What should I do?

Take note of the boat type, colour, name, and any other identifying features and contact the GHHOA via our contact form on the website.

Boat Launch Access

I have a personal watercraft (a.k.a. jet ski). Can I rent a boat slip?

Granite Hills Estates lot owners who have a personal watercraft (jet skis) are not eligible to rent a boat slip for their PWC. They may have access to the boat launch by agreeing to abide by the marina policies and applying to the Developer. Lot owners must contact the Granite Hills Home Ownership Association (GHHOA) for the policies and application form.

I don’t own a lot in Granite Hills Estates. Can I get a key FOB for access to the boat launch?

Only Granite Hills Estates lot owners are eligible to get boat launch only access. People from outside of the development may have access to the marina by renting a seasonal boat slip.

Building Requirements

I am considering buying a lot in the development. Are there any building requirements?

A Development Agreement and Protective Covenants sets out the mutual terms between the Developer and each lot owner of Granite Hills Estates. The terms of the agreement are a caveat to the registered title of each property in Granite Hills Estates. This is a sample of of the Development Agreement and Protective Covenants for your reference.
Each lot owner in Granite Hills Estates assumes the responsibility to be knowledgeable about the covenants and to abide by them.
In addition to the development agreement, the Granite Hills Estates Home Ownership Association has bylaws which include the same building requirements. The bylaws can be found on our website.

What is the minimum square footage for a cottage/house?

All one-storey residences must have an interior floor area of at least 1,000 square feet; all two storey homes must be a minimum of 1,800 square feet on two floors, excluding garages, carports, breeze ways, patios, and the like.

Fabric Covered Structures/Instant Garages

Portable or instant type sprung structures (vinyl, plastic, cloth material stretched over rigid metal pipe or wood) are not allowed on the GHHO Lot. (These types of structures are often referred to as instant garages, or instant storage units); These structures are not permitted by the association bylaws, additionally they are not permitted by the Protective Covenant agreement attached to each lot in the Granite Hills Estates development.

Trailers

I won’t be building a cottage for a few years. Can I have a trailer on the lot in the meantime?

No trailers, mobile homes, tents or other portable or temporary housing accommodation may be placed on a Granite Hills Estates lot for the purpose of storage or as a temporary or permanent residence, except for a two-year period during the time that a permanent residence is being constructed, starting from the date of the commencement of construction.

I have a cottage. Can I store my trailer on the property?

Storage of motor homes, 5th wheel trailers, travel trailers, boats are allowed on the Granite Hills Estates lot. However, these items should be stored in an inconspicuous location.
